I am also very knowledgable when it comes to tax lien certificates. It is one of the safest investments out there, if done right! However, not all states issue tax lien certificates. Considerable amount of states are tax deed states. If you do your research, you will be fine!

Heck yes! It's what has been paying for my dinar addiction (among other things). There are a variety of areas to invest in, but you have to be ready for long term investing. Many different things can happen, get paid off early, get paid off in a year, get the property! With the property comes taxes! It's a very good investment vehicle but you do really need to keep paying attention while you are in it.
If you are really interested, get ready to take some school classes because you really need to understand the laws and forms that go with it. Some forms are directed at you, but most are directed at the other party, you are being CC'd because you have a lein on the property. That is recorded at City, County, and State levels so they cannot sell the property without taking care of you first.
There are many states/counties that have double figure interest rates that you get to take advantage of. The best part, most of those will collect the money for YOU! If the dinars hit, I will be going into this full-time. Why put millions in a bank for .02% or in an IRA for 4% when you can invest in this and get 11-30%!!
All you do is start small (as not to overextend yourself). Just try the state you are in or neighboring states. You would be suprised at how many there actually are!

Depends on what classes you take. Understanding Real Estate would be good. Taking classes on understanding Taxes, Business Law, Banking procedures, etc.
With the info you can get from Jerry's link you will get a general understanding of what is happening. Then you can take classes or get books on those areas so you understand them better. Like any investment there are always pitfalls, but the more you prepare yourself, the less mistakes you will make.
This can take a considerable amount of your time to make it worth while. To me it is much like investing in the dinar, the reward out weighs the risk.
